What is your experience in the IOS/Truck Parking Markets?
I’m a commercial real estate attorney and industrial investor. My portfolio includes over 120,000 square feet of industrial NNN properties and 15 acres of outdoor storage.
What do you see as the future of Truck Parking through your legal lens?
The need for truck parking is only going to grow, especially as cities continue to reduce supply and crackdown on parking. I think we’ll see more regulations around zoning, which will make it impossible to develop new supply at lower prices.
What inspired you to take the legal path in the commercial real estate industry?
Both of my parents were real estate investors, so I grew up reading leases and getting in way over my head! Over time, I focused on industrial real estate to build financial freedom through stable, long-term investments.
If you had a crystal ball, what would it say is in store for the IOS/Truck Parking market in 2025?
In 2025, I think the IOS and truck parking market will continue to grow from either less truck loads (=more parked equipment) or economic growth takes off from Trump tariffs and reshoring of manufacturing. Higher costs may limit new development of IOS, but the need for outdoor storage won’t go away. I also see technology becoming more important, with tools like automated entry systems and better ways to manage space making operations more efficient.
